1. Introduction
These Terms and Conditions set out the basis on which Lok Yin Senior Living Residence ("Lok Yin", "we", "us") offers its services to residents, prospective residents, and visitors. By using our website, submitting an enquiry, or entering into a residency arrangement with us, you agree to these terms.
These terms are governed by the laws of the Hong Kong Special Administrative Region. If any provision is found to be unenforceable, the remaining provisions will continue in full force.

2. Our Services
Lok Yin offers a range of senior lifestyle services at 28 Stubbs Road, Mid-Levels, Hong Kong. Our current offerings include:
- Shared Dining and Tea House — daily communal meals and afternoon tea in a warm, sociable setting, at HK$1,080 per month.
- Garden and Courtyard Mornings — daily access to landscaped gardens and shaded courtyards with supervised morning walks and quiet seating, at HK$2,260 per month.
- Full Comfort Residence Package — a private furnished room with housekeeping, laundry, errand support, and a personal welcome host, combined with all dining and garden offerings, at HK$3,880 per month.
Service descriptions on our website are intended as a general guide. We will confirm the specific details of any arrangement in writing before it takes effect. We may adjust services from time to time to maintain quality and respond to residents' needs, and will give reasonable notice of any material changes.
3. Enquiries and Admissions
Submitting an enquiry through our website or by telephone does not create a binding agreement. We will contact you to discuss your needs and, where suitable, arrange a visit to Lok Yin.
A residency arrangement takes effect only when both parties have signed a written agreement and any required payment has been received. We will always take the time to ensure that prospective residents and their families feel fully informed before any commitment is made.
We do not discriminate on the basis of race, religion, nationality, gender, disability, or any other protected characteristic under Hong Kong law. Our admissions are based solely on our ability to meet the individual's needs within our non-medical, lifestyle-focused community.
4. Fees and Payment
All fees are quoted in Hong Kong Dollars (HKD) and are payable monthly in advance unless otherwise agreed in writing. The specific payment schedule will be set out in your residency agreement.
We may review our fees from time to time. Where we propose an increase, we will give at least one month's written notice before the change takes effect, giving you time to consider your options without pressure.
Any additional services requested outside the agreed arrangement will be quoted separately and require your approval before proceeding.
In the event of a payment difficulty, please speak with us as soon as possible. We prefer to work through any concerns together and will always look for a fair resolution.
5. Cancellation and Departure
Either party may bring a residency arrangement to an end by giving one calendar month's written notice, unless alternative terms are set out in the signed agreement.
We recognise that circumstances can change suddenly, particularly in matters of health. Where a resident must leave at short notice due to circumstances beyond their control, we will handle the situation with understanding and seek a fair outcome on any outstanding fees.
In the rare event that we need to ask a resident to leave — for example, if the arrangement is no longer suitable for their level of need, or in cases of serious breach of community standards — we will always discuss the situation first, allow time for plans to be made, and handle the transition with care and dignity.
6. Resident Responsibilities
We ask that residents and their guests treat the Lok Yin community, its staff, and fellow residents with courtesy and respect. Our community values a calm, considerate atmosphere, and we appreciate all who help to maintain it.
- Residents are responsible for looking after their personal belongings and accommodation space.
- Any damage beyond fair wear and tear may be charged to the resident, following a fair assessment.
- Residents are asked to inform us of any changes in health or personal circumstances that might affect their needs or safety.
- Visitors are welcome and encouraged; we ask only that they respect the peace and comfort of other residents.
7. Liability
Lok Yin takes reasonable care to maintain safe and comfortable premises and to deliver services with skill and attentiveness. However, we are a non-medical lifestyle community and do not provide clinical, nursing, or emergency medical care.
We are not liable for loss or damage to personal property unless caused by our negligence. We strongly encourage residents to hold personal contents insurance for their own peace of mind.
Nothing in these Terms limits our liability for death or personal injury caused by our negligence, or any liability that cannot be excluded under Hong Kong law.
8. Use of Our Website
Our website is provided for general information and enquiry purposes. We endeavour to keep the information accurate and up to date, but we make no warranty as to its completeness or suitability for any particular purpose.
We may update, change, or temporarily suspend the website at any time for maintenance or improvement. We will not be liable for any disruption to access.
